Etobicoke Retaining Walls
Retaining Wall Permits in Etobicoke
Most retaining walls over a certain height require a building permit in Etobicoke. We handle the drawings, the application, and the inspections — you don’t have to figure it out yourself.
Do You Need a Permit?
When a Permit Is Required in Etobicoke
Etobicoke falls under the City of Toronto’s building permit jurisdiction. Generally, a permit is required for retaining walls that retain more than 0.6 metres (about 2 feet) of soil, or any wall that supports a load (driveway, structure, slope).
Walls that don’t require permits still need to meet setback requirements and construction standards. When in doubt, we’ll tell you what applies to your specific situation during the assessment.
What We Handle
We Manage the Entire Permit Process
Site Assessment
We assess the wall, soil, drainage, and load conditions to determine exactly what’s required — permit drawings, engineering, or both.
Permit Drawings
We produce the required 2D construction drawings to City of Toronto standards. These are submitted with the permit application.
Engineering (If Required)
Walls over a certain height or retaining significant load require a structural engineer’s stamp. We coordinate the engineering through Rockback Environmental.
Permit Application
We submit the permit application to the City of Toronto on your behalf, including all required drawings and documentation.
Inspection Coordination
We coordinate the required site inspections with the City during and after construction so you’re not chasing inspectors yourself.
Final Sign-Off
Project closes with a permit sign-off from the City. Your wall is on record and compliant — which matters when you sell the property.
Permit FAQ
Common Permit Questions
What height requires a permit in Etobicoke?
Under City of Toronto bylaws, retaining walls retaining more than 0.6m (roughly 2 feet) of soil typically require a permit. Walls retaining less may still require one if they support a load or are near a property line. We’ll confirm what applies during the assessment.
What happens if I build without a permit?
The City can issue a stop-work order, require demolition of the unpermitted structure, or impose fines. Unpermitted work also creates issues when selling your home — buyers’ lawyers and home inspectors routinely flag it.
How long does the permit process take?
City of Toronto permit timelines vary by project complexity — typically 4–8 weeks for residential retaining walls. We submit complete applications with all required documentation to avoid back-and-forth delays.
Does my existing wall need a permit to repair?
Minor repairs (patching, isolated block reset) generally don’t require a permit. Significant repairs — anything that involves rebuilding sections or altering the drainage system — may. We’ll advise you on what’s required.
Can you do the drawings only, or do you handle the full permit?
Both. We can provide drawings-only if you want to manage the application yourself, or handle the full permit process end-to-end. Most clients prefer full management — it’s included in our project scope.
